TORONTO, ONTARIO, MAY 5, 2022 – The Greater Toronto Area (GTA) housing market continued its adjustment to higher borrowing costs, with the number of transactions down on a monthly and annual basis. As has been the case with previous rate tightening cycles, some home buyers have moved to the sidelines to determine how they will reposition themselves in the marketplace given the higher rate environment and related impact on affordability.

“Based on the trends observed in the April housing market, it certainly appears that the Bank of Canada is achieving its goal of slowing consumer spending as it fights high inflation. Negotiated mortgage rates rose sharply over the past four weeks, prompting some buyers to delay their purchase. Moving forward, it will be interesting to see the balance the Bank of Canada strikes between combatting inflation versus stunting economic growth and related government revenues as we continue to recover from and pay for pandemic-related programs,” said TRREB President Kevin Crigger.

As I specialize in York Region and Simcoe County, these will be the multiplicities that I will break down for you. 

 

YORK REGION:

Compared to last month the average sale price in York Region is down 5.89% and the average days on the market has increased from 9 to 12 days.

 Overall, this month there were 1,230 sales which is down 36 % from March when we saw 1,921 Sales. 

Year over year the average sales price increased by + 11.17 %.  

The number of units sold decreased by almost 50 %. Where we saw 2454 sales in April 2021. 

and the number of days on the market are the same as last year: 12 days.

YORK REGION: CITY OVERVIEW

One of my newest and favourite reports used this month is the city overview.

It gives you a further breakdown of the average sales price per housing type and where it stands year over year and month over month.


Condos are up month to month and year over year!

SIMCOE COUNTY: 

In April the average sales price was down 11.61% and the average day on the market is up from 9 to 12 days.

 Overall, this month there were 242 sales reported on the Toronto Real Estate Board, which is down by 30.26 % compared to March 2022. 

 


Year over year: The average sales price increased by 17 %.  

The number of units sold decreased from 525 properties to 242 which is 53.90 %. And the average days on market went from 11 days to 12 days.

With April underway, we can now look back on March 2022 Real Estate market stats for York Region and Simcoe County. I provide you with a simple breakdown of the most up-to-date, reliable sources of information directly from the Toronto Regional Real Estate Board.


There were 10,955 sales reported through the Toronto Regional Real Estate Board MLS System in March 2022, which represents a 30% decline from March 2021's record results of 15,628.


While that might seem like a substantial reduction in sales, March 2022 still reigned as the third-best March and second-best first quarter on record. Conditions continue to support a seller's market. However, we did experience more balance in the first quarter of 2022 compared to that of last year.


As I specialize in York Region and Simcoe County, these will be the multiplicities that I will break down for you.



YORK REGION:

The average selling price had slightly decreased in March compared to February in both York and Simcoe. Compared to last month, the average sales price in York Region is DOWN 4.52% and the average days on the market remained the same at 9 days. Overall, this month there were 1921 sales, which is up 15.65 % from February of 2022.

Year over year, there was a steady increase of 19.79% in the average home sales price.

The number of units sold decreased by 34% and the number of days on the market seems relatively comparable with a 10% difference.

 Breaking that down further, we can see the total increase year over year based on housing type. 


YORK REGION: CITY OVERVIEW

One of my newest and favourite reports used this month is the city overview.

It gives you a further breakdown of the average sales price per housing type and where it stands year over year and month over month.


Aurora homes seem relatively similar when compared monthly. However, the average cost of a semi-detach-- dropped below 10% compared to other cities and home types.

 Newmarket homes had a slight decrease in average sale price compared to that of February 2022.

Simcoe County:

Let’s now talk about Simcoe. Last month, the average sales price in Simcoe was down 3.95% and the average day on the market was up from 8 to 9 days. Overall, this month there were 347 sales, which was up by 35.55 % compared to February 2022.

Year over year, Simcoe still has a significant increase of 28.03% in average sales price. The number of units sold decreased by 41% while the average days on the market increased from 11 days to 9 days.

WRAP UP


In March, two big events happened:

  • The bank of Canada increased their benchmark interest rate to 0.5 % for the first time since 2018. This will affect your mortgage, line of credit and savings. The Bank of Canada plans to raise the rate a few more times this year. 
  • The Government of Ontario hiked it’s Non-Resident Speculation tax from 15% to 20%.
    They introduced this tax in 2017 and although it cooled the market down back then, foreign buyers quickly realized that it was still a very good idea to invest in Canada. There are also many ways one could apply for a rebate and get money back in your pocket. 

That wraps up the March update for 2022. It looks to be another strong sellers’ market as there is still not enough supply to satisfy current buyer demand.

Now it is really important to hire the best negotiator you can to get you the most amount of money.

There were 9,097 sales reported through the Toronto Regional Real Estate Board MLS System in February 2022 – which is down -16.76% from February 2021 when there were 10,929. While that might seem like a substantial reduction in sales, February 2022 is the second-best result for this month in history! The economy continues to grow, driving strong demand for houses with a year-over-year reduction in average days on the market in most markets!


As I specialize in York Region and Simcoe County, these will be the multiplicities that I will break down for you. 

 

York Region:

The average sales price is up +4.48% compared to January 2022 but up an enormous +31.62% year over year.

The average days on the market are down -30.77% from January 2022 and down -43.75% year over year.

The number of sales is up +80.54% from January 2022 and down -17.89% year over year.






    


   


















Simcoe County:

The average sales price is down -0.39% compared to January 2022 but up a stunning +36.06% year over year.

The average days on the market are down -38.46% from January 2022 and down 0% year over year.

The number of sales is up +62.03% from January 2022 and down -29.67% year over year.

There were 5,636 sales reported through the TRREB MLS System in January 2022 – which is down 18.2% from January 2021 when there were 6,888 sales. 

While that might seem like a substantial reduction in sales, January 2022 is still the second best in history for the month. 

Year over year we saw a significant reduction in the average days on the market in both York Region and Simcoe County, signaling that there is still an incredibly strong demand for home ownership.

 

Here is a glimpse at what The Toronto Real Estate Board REALTORS through TREB’s MLS System has reported in York Region and Simcoe County for the month of January 2022:

 

York Region:

The average sales price is up +6.61% compared to December 2021 but up a whopping +30.03% year over year.

The average days on the market are down -7.14% from December 2021 and down -50.00% year over year

The number of sales are down -12.46% from December 2021 and down -28.57% year over year




 


     


Simcoe County:

The average sales price is up +6.17% compared to December 2021 but up a stunning +43.01% year over year.

The average days on the market are down -27.78% from December 2021 and down -43.48% year over year

The number of sales are down -0.63% from December 2021 and down -21.39% year over year

A record number of sales were reported through TRREB’s MLS system for 2021 – 121,712.  This shatters the previous record of 113,040 which was set back in 2016.   An all-time high average selling price was recorded $1,095,475 across the board – an increase of 17.8 % compared to the previous 2020 record of $929,636.

 

Despite the Covid-19 pandemic, the demand for housing did not slow, in fact it sustained a record pace for 2021.  Growth in many sectors of the economy, along with extremely low borrowing costs, fueled this pace.  Tight market conditions across the GTA as well as the lack of inventory across all home types resulted in intense competition between buyers, driving the sales prices up by double digits year-over-year.

 

In December, TRREB and GTA REALTORS reported strong sales numbers, based on historical analysis, but these were still down compared to the record-setting numbers of December 2020.  

 

Here is a glimpse at what The Toronto Real Estate Board REALTORS® through TREB's MLS® System has released in York and Simcoe Region for the month of December 2021:

York Region :
The average sales price is up slightly compared to November 2021 with a +2.20% increase but up a whopping +31.38% compared to December 2020!

The number of sales is down -33.61 from November 2021!

The number of sales year over year are down -23.06% from December 2020!

Simcoe Region :
The average sales price is up +5.25% compared to November 2021 and up an incredible +39.68% compared to December 2020!
The number of sales is down -40.89% from November 2021!

The number of sales year over year have also dropped -32.91% from December 2020!

Home sales across the board reached another new record, this time for the month of November. The average selling price also achieved a new all-time high. New listings were down substantially compared to last year, further highlighting the supply issue that has been an ongoing problem across all home types in the GTA.

 

The condo/townhouse segment is continuing to tighten and experience an acceleration in price growth, especially in the outlying suburban areas of the GTA. This is due to the broadening of the economic recovery from the pandemic with first-time home buyers moving back into the market in a big way. 

 

Here is a glimpse at what The Toronto Real Estate Board REALTORS® through TREB's MLS®System has released in York and Simcoe Region for the month of November 2021:

York Region :
The average sales price is up slightly compared to October 2021 with a +1.29% increase but up a whopping +27.38% compared to November 2020!

The number of sales is down -13.69 from October 2021!

The number of sales year over year is down -1.86% from November 2020!

Simcoe Region :
The average sales price is up +11.39% compared to October 2021 and up an incredible +38.18% compared to November 2020!
The number of sales is down -5.94% from October 2021!

The number of sales year over year has also dropped -6.27% from November 2020!

OCTOBER 2021 - REAL ESTATE MARKET UPDATE - YORK AND SIMCOE REGION

Home sales in the GTA reached the second-highest level for the month of October. But again, demand is far exceeding the inventory of homes on the market across the board. The number of new listings on TRREB was down approximately one-third compared to October of last year.

Market conditions across all major home types tightened in comparison to last year and the annual rate of average price growth remained in the double digits. There is a persistent mismatch between supply and demand and, as demand will not be going away, all levels of government need to focus their efforts on supply.

Here is a glimpse at what The Toronto Real Estate Board REALTORS through TREB's MLS System has released in York and Simcoe Region for the month of October 2021:

York Region :
The average sales price is up slightly compared to September 2021 with a +1.32% increase but up a whopping +24.36% compared to October 2020!
The number of sales is up +8.20 from September 2021!
The number of sales year over year are down -4.43% from October 2020!

Simcoe Region :
The average sales price is up slightly +1.69% compared to September 2021 and up an incredible +30.68% compared to October 2020!
The number of sales is up +20.68% from September 2021!

The number of sales year over year have also dropped a whopping -20.56% from October 2020!

September marked the transition from the slower summer market to the busier fall market throughout the GTA.  The average selling prices have increased in comparison to the month of August, being up both month-over-month and year-over-year.  Sales have increased relative to August in many GTA markets, with TRREB recording the third highest mark on record for the month of September

 

Demand for housing has remained very robust throughout September, with many qualified buyers ready to buy a home if they could find a suitable property.  The lack of housing supply has reached a critical juncture and all levels of government need to collaborate on finding a solution.

 

Here is a glimpse at what The Toronto Real Estate Board REALTORS® through TREB's MLS® System has released in York and Simcoe Region for the month of September 2021:


York Region :

The average sales price is up slightly compared to August 2021 with a +5.30% increase but up a whopping +27.44% compared to September 2020!

The number of sales is up +4.63% from August 2021!

The number of sales year over year are down -16.83% from September 2020!


Simcoe Region :

The average sales price is up slightly +0.06% compared to August 2021 and up an incredible +32.12% compared to September 2020!

The number of sales have dropped -4.44% from August 2021!

The number of sales year over year have also dropped a whopping -39.23% from September 2020!

Although the real estate market has taken its regular summer breather, August 2021 still recorded the third-best August sales results on record.  The demand for home ownership remains strong but the supply of listings across the board is down.  The tighter market conditions and competition between buyers continues, resulting in double-digit increases in sales prices year over year. 

With the federal election looming, all parties vying for office have made housing supply and affordability a major focal point.  Working with provincial and municipal levels of government on solving the supply related issues will be key to dealing with the current market conditions and the impact of market conditions in the months and years to come.

York Region :

The average sales price is up slightly compared to July 2021 with a +1.48% increase and up +18.25% compared to August 2020!

The number of sales has dropped -8.32% from July 2021

The number of sales year over year are down -16.19% from July 2020!

Simcoe Region :

The average sales price is up +2.57% compared to July 2021, and up an incredible +29.80% compared to August 2020!

The number of sales have dropped -15.07% from July 2021!

The number of sales year over year have also dropped a whopping -46.90% from August 2020!

Demand for home ownership remained well above average for the time of year despite being below the record set last year during the same period. It is still considered a seller’s market in both York and Simcoe regions.  Households are still competing very hard to reach a deal on a home and the strong upward pressure on house prices will continue in the absence of more supply coming into the market.

The average sales price is up slightly compared to June 2021 with a +2.42% increase and up +16.29% compared to July 2020!

The number of sales has dropped -12.31% from June 2021

The number of sales year over year are down -4.49% from July 2020!

 
Simcoe Region :
 
The average sales price is down slightly -3.41% compared to June 2021, and up an incredible +35.10% compared to July 2020!
 The number of sales have dropped -19.78% from June 2021!

The number of sales year over year have also dropped a whopping -36.66% from July 2020!
